SPECIFICATION ORGANIZATION
Organizing Bathroom Fixture Requirements in a CSI-Style Format
Most project specifications are organized into three primary parts. The exact section number, title, and assigned scope should be coordinated with the project manual, plumbing drawings, interior-design documents, and the selected construction-document system.

Define the Section Scope Before Writing Product Requirements
The first specification decision is determining what belongs in the bathroom-fixture section and what must remain in related sections. Hospitality bathrooms frequently involve overlapping architectural, plumbing, electrical, millwork, stone, waterproofing, lighting, controls, and interior-finish responsibilities. Unclear scope boundaries can create duplicated work, omitted accessories, incorrect rough-ins, incompatible finish selections, or disputes over who furnishes and installs each component.

PART 1 — GENERAL
Administrative, Procedural, and Quality Requirements
Part 1 establishes how the bathroom-fixture work will be reviewed, coordinated, documented, delivered, protected, and accepted. It should be written specifically enough to reduce uncertainty without repeating requirements already established in Division 01 or other project sections.
Summary of Work
Identify the fixture categories, trim components, controls, mounting hardware, accessories, specialty items, and manufacturer-furnished components included in the section.
References
List only the standards directly applicable to the specified work and verify the adopted edition with the project jurisdiction, code consultant, engineer, and authority having jurisdiction.
Definitions
Clarify project-specific terminology such as exposed trim, concealed valve, coordinated collection, control module, thermostatic control, remote reservoir, or owner-furnished component.
Coordination
Require verification of rough-in dimensions, wall thickness, countertop openings, supply locations, drains, access panels, power sources, blocking, clearances, and adjacent finish conditions.

SUBMITTAL REQUIREMENTS
Require Complete, Coordinated Product Submittals
A product-submittal requirement should describe the information needed for meaningful review. A catalog page alone may not show concealed valve bodies, mounting brackets, control boxes, hose connections, transformers, drains, deck adapters, trim plates, remote reservoirs, service clearances, or required accessories.
For each scheduled fixture, request a coordinated package that identifies the exact model, configuration, finish, dimensions, flow characteristics, connection sizes, mounting method, concealed components, power requirements where applicable, and accessories necessary for a complete installation.

QUALITY ASSURANCE
Establish Verifiable Quality Requirements
Quality-assurance language should define the evidence, experience, samples, mockups, inspections, and coordination activities required to demonstrate that the selected fixtures can be installed consistently and maintained through the intended service period.
Manufacturer Qualifications
Request documentation appropriate to the product type, project scale, service requirements, and required technical support.
Installer Qualifications

Delivery, Storage, Handling, and Finish Protection
Decorative hospitality fixtures may pass through several handling stages before installation. Products can be damaged through moisture exposure, open-site storage, mixed-room packaging, impact, abrasive cleaning, fingerprints on unprotected finishes, loss of small components, or premature removal of protective coverings.
The specification should require products to remain in labeled protective packaging until the installation area is ready. Packaging should allow each fixture to be traced to its scheduled room type, finish, model, and component set. Concealed bodies and exposed trim should be coordinated so that parts are not installed in incompatible locations or separated from their intended assemblies.
Inspect at Delivery
Check quantities, labels, finish designations, visible damage, and package condition.
Store in Dry Areas
Protect products from weather, construction moisture, dust, chemicals, and impact.

Part 2 should identify what must be furnished, how the fixture is constructed, what performance characteristics apply, which exposed finishes are required, and which accessories are necessary for a complete operating installation.

Fixture Type and Configuration
State whether the fixture is deck-mounted, wall-mounted, floor-mounted, concealed, exposed, single-control, dual-control, thermostatic, pressure-balancing, touchless, electronically controlled, or mechanically operated.

MATERIAL REQUIREMENTS
Specify Materials According to Function and Exposure
Material requirements should reflect the fixture’s function, location, exposure, water contact, cleaning program, finish system, structural role, and maintenance needs. Avoid relying only on general terms such as premium, heavy duty, commercial grade, or high quality unless those terms are supported by measurable requirements.
Different parts of a fixture may require different materials. The visible spout, concealed valve body, mounting plate, cartridge, hose, spray face, handle, drain assembly, electronic enclosure, fasteners, and flexible connections should not automatically be assumed to use the same material.
Where material composition affects regulatory compliance, corrosion resistance, structural performance, potable-water contact, or compatibility with the finish system, require supporting product data or applicable documentation.

FINISH COORDINATION
Control Finish Appearance Across Coordinated Fixture Collections
Finish terminology can vary by manufacturer, product category, substrate, and application method. A finish name should not be treated as a universal color standard. The specification should therefore connect the written finish designation to approved samples, room finish schedules, product data, and prototype installations.

ACCESSIBILITY AND REGULATORY COORDINATION
Coordinate Product Selection with Applicable Project Requirements
Accessibility, plumbing, electrical, energy, water-efficiency, safety, and product-compliance requirements vary by jurisdiction, project type, installation location, and adopted code edition. The final specification should identify only the requirements that have been verified as applicable to the project.
Product compliance does not by itself guarantee that the completed installation is compliant. Mounting height, reach range, clear floor space, knee clearance, control location, operating force, projection, temperature limit, and surrounding construction must also be coordinated in the drawings and field installation.
Specification Review Note
Require the contractor to submit applicable documentation without using broad statements such as “meets all codes.” Each cited requirement should be traceable to a product characteristic, report, listing, certificate, or installation condition.

PART 3 — EXECUTION
Translate the Approved Product into a Correctly Installed Fixture
Part 3 requirements should define the inspections, preparation, installation procedures, adjustments, testing, cleaning, protection, and correction activities necessary to deliver a complete and operable bathroom-fixture installation.

A fixture specification should consider the team that will maintain the property after construction. Luxury hospitality finishes may require specific cleaning methods, while concealed valves, electronic controls, remote soap reservoirs, filters, cartridges, hoses, aerators, spray outlets, and batteries require planned access and documented service procedures.
Require operating and maintenance information to be organized by fixture type and room application. The owner should be able to identify the installed model, finish, replaceable component, service method, recommended cleaning procedure, and source for replacement parts without reconstructing the original procurement history.

The following examples illustrate the level of coordination a project specification may address. They should be reviewed and edited by the project architect, engineer, specification writer, and legal or contractual team before use.
Product Data
Submit product data for each fixture, fitting, accessory, control, and exposed trim component. Identify model, configuration, dimensions, materials, finish, connections, mounting, flow characteristics, power requirements, service access, and accessories required for a complete installation.
Finish Samples
